About the Resort
Where is the resort located?
Village Chhirrai, Pachmarhi, Matkuli, Pipariya, Satpura Tiger Reserve, Madhya Pradesh - 461775. The resort sits where the Pachmarhi hills lean toward the Denwa river, at the very edge of Satpura Tiger Reserve, one of central India's quietest and most beautifully forested protected areas.
Who operates the resort and when did it open?
The resort is operated by Satpuda Nature Homes Private Limited and opened in November 2025. We are a small, owner-run team.
What is the design and atmosphere like?
Raw stone, salvaged teak, hand-loomed textiles, and lighting that earns its place: luxury that quiets down rather than shouts. The cottages are deliberately spaced for privacy, with most opening onto either the Denwa river or the Pachmarhi hills.
Who typically stays here?
Families, couples, and solo travellers from across India. Many of our most loyal guests return from Bhopal and Indore on long weekends; others arrive seasonally with the festivals and the migrating birds from Maharashtra, Gujarat, and Uttar Pradesh.
Reservations & Stay
What are the check-in and check-out times?
Check-in is from 12 Noon and check-out is by 11 AM. Reception is on the line from 8 AM to 10 PM every day, and arrivals or departures outside these times can usually be accommodated with notice.

Direct bookings save 5% on the best available rate, and stays of 3 nights or more get an additional 10% off.
What is the cancellation policy?
Cancellations 15–29 days before arrival receive a 50% refund; 7–14 days before arrival receive a 25% refund. Cancellations within 7 days of arrival are non-refundable. Peak-season and group bookings follow separate terms shared at the time of booking; see our Terms & Conditions for full details.
What payment methods do you accept?
We accept all major credit and debit cards (Visa, MasterCard, American Express), UPI, net banking, and cash. A booking deposit is collected at the time of confirmation, with the balance settled at check-out.
Rooms & Cottages
What room categories are available?
We have 8 distinct categories across the property: Heritage Room, Deluxe Cottage, Wooden Villa (and Wooden Villa Individual), Hill View Cottage (Ground and Top Floor), Hill View Suite (Ground Floor), and Hill View Deluxe Room (Top Floor). Sizes range from 275 to 1,500 sq. ft., with views split between the Denwa river, the resort lawn, and the Pachmarhi valley. See the Rooms page for full details.
How many guests can a cottage accommodate?
Most cottages sleep 2 guests without an extra bed, with 1 extra bed bringing it up to 4 (max 3 adults, 2 children). The Hill View Suite (Ground Floor) seats up to 6, and the full Wooden Villa, sold as a private 2-floor unit, sleeps up to 8 with 2 extra beds.
Can extra beds be added?
Yes, one extra bed can be added to most cottages, and two to the Wooden Villa. Extra beds for children aged 5–12 are charged at 50% of the per-person tariff, including meals. Please request at the time of booking.
Which cottages have a bathtub?
Both Hill View Cottages (Ground and Top Floor) have a bathtub, the only rooms on the property that do. Useful after a morning safari or a long afternoon walk.
Dining
What dining options are available at the resort?
Three kitchens, three rhythms: the Buffet Hall (central multi-cuisine restaurant, 8 AM to 11 PM), the Gazebo (open-air pavilion for Mughlai and Arabic, 8 AM to 10 PM), and Open Dining (all-day garden cafe and bar, 10 AM to 10 PM). See the Dining page for menus and timings.
Is breakfast included with the stay?
Yes, a buffet breakfast at the Buffet Hall is included with every room rate, served daily from 8 AM to 11 AM. Indori poha, hot parathas, eggs to order, fresh forest honey, and chai brewed slow on the wood fire.
Is alcohol served at the resort?
Yes, a full bar (beer, wine, spirits, cocktails) is available at all three dining venues during service hours.
Is in-room dining available?
Yes, in-room dining is available from 7 AM to 11 PM across all room categories. Dial reception to order from the all-day menu.
Safari & Activities
How do I book a safari?
Reception handles all safari bookings: morning and afternoon jeep safaris, walking safaris in the buffer zone, canoe safaris on the Denwa, and limited-permit night safaris, across the Madhai, Pachmarhi, and Churna zones of Satpura Tiger Reserve. Online permits open 120 days ahead and weekend slots fill fast, so flag your dates as early as possible, ideally at the time of your stay enquiry.
When is the best time for a safari?
The park is open October to June and closes through the monsoon (July to September). March to June is hottest and best for tiger sightings; November to February is cooler, greener, and rich in birdlife.
What other activities are on offer?
River walks and trails along the Denwa, guided nature treks into the Pachmarhi hills, water activities on the river, treatments at the Spa, and bonfire dinners with Gond tribal music on request. The Facilities page has the full list.
Are spa treatments available?
Yes, the Spa runs from 10 AM to 10 PM. The menu draws on classical Ayurveda: Kerala oil therapy, hot stone, and Panchakarma, plus steam, sauna, and mani-pedi. Weekend afternoons fill up fast, so it's best to book ahead at check-in.
Meetings & Events
Can I host a wedding or event at the resort?
Yes. Our Event Hall is a 3,000 sq. ft. pillarless venue with large windows, hosting up to 250 guests for meetings, engagements, birthdays, small weddings, and celebrations. Catering, stage, and dining setups are handled on site.
How far in advance should I book?
Weekend dates fill well in advance: we recommend reaching out at least 3 months ahead for weddings and 4–6 weeks for smaller events. Use the enquiry form on the Meetings & Events page or call reception to start a conversation.
Can I book the whole property for a private event?
Yes, full-property buyouts are available subject to dates. Please send a note via the Contact Us form with your dates and group size, and we'll come back with a quote.
Facilities & Amenities
Is Wi-Fi available?
Yes, complimentary Wi-Fi runs across all rooms and public areas. Speeds are good for messaging and email but slower than a city connection, which we find suits the pace of a forest stay.
Is on-site parking available?
Yes, complimentary on-site parking is available for all guests. Our team can help with parking on arrival.
What other facilities are at the resort?
The Spa, a swimming pool, an open fitness centre, three dining venues, the Event Hall, river-bank trails, bonfire pits, an in-house naturalist for guided walks, and a small library of local birding and forest reference books. Full details are on the Facilities page.
Location & Getting Here
What is the nearest airport and railway station?
The nearest airport is Bhopal (Raja Bhoj International), approximately 150 km (3.5 hours by road). The nearest railway station is Pipariya, around 50 km away (1 to 1.5 hours by road), well-connected to Bhopal, Itarsi, and most major Indian cities. See Location for the full guide.
Do you arrange airport or station pickups?
Yes, pickups and drop-offs from Bhopal airport, Pipariya station, or Pachmarhi can be arranged at an additional charge. Please share your flight or train details at least 24 hours in advance via reception.
Is the resort accessible by road from Indore and Bhopal?
Yes. The drive from Bhopal takes around 3.5 hours and from Indore around 6 hours, both via well-maintained state highways. Long-weekend road trips from both cities are how many of our regulars find us.
Hotel Policies
Are children welcome?
Yes, children of all ages are welcome. Up to two children below 12 stay free with parents using existing bedding. Extra beds for ages 5–12 are charged at 50% of the per-person tariff including meals. Please mention any special requirements when booking.
Are pets allowed?
Pets are not permitted at the property, given the proximity to the tiger reserve and forest wildlife. Service animals accompanying guests with disabilities are welcome. Please notify reception in advance.
Is smoking permitted in the rooms?
All cottages and indoor areas are strictly non-smoking. Designated outdoor smoking areas are available. Please ask reception. A deep-clean fee applies if smoking is detected inside a cottage.
Are there any restrictions during safari season?
Satpura Tiger Reserve is closed for safaris through the monsoon (July to September) but the resort stays open year-round: the forest is at its greenest then, and the Denwa runs full. River trails and nature walks continue regardless of season.
